Megaworld equates Mega-injustice

Hi! I have the same problem with Megaworld developer, unfortunately after the HLURB uphold my case and ask them to return all my payments they ignored all our correspondence. We consulted a law office and the case were taken to the Malacanang presidential office for another resolution. Since 2014 we are still waiting for the decision from Malacanang, this is not the final phase according to our lawyer, the case can go up to the supreme court and Megaworld can appeal upto the court of appeal. This is why Megaworld will continue to ignore buyers who defaulted in their monthly payments because they all have the control to cancel contract and re-sell your hand earn investment and enjoys the bureaucracy of our justice system. Maceda law is futile! 7 years after and still no Justice.

HEARTBREAKING EXPERIENCE WITH MEGAWORLD

I am very disappointed with how Megaworld works. I came back to the Philippines with the goal of sorting the issues I have with the 2 units I bought from the Viceroy project without any intention of letting go of the units.

However, they gave me no choice and they just gave the units away to new buyers.

After knowing that the units were already given to another buyer, my account specialist advised me that my only option is to get a new unit wherein I can apply my payments. She further assured me on one of our meetings that there is a high possibility of 100% application if I upgrade the unit that I will be getting. Moreover, I am opting to pay the unit in cash. Just last 27 Dec 2018, I had a meeting with another account specialist, because the one originally handling my account was on leave, wherein she was asking me to sign a release form for the 2 Viceroy units followed by the payment application.

The agreement states that I am instructing Megaworld to apply all the payments net of penalties, fees, etc. In that meeting, I found out that only 70% of my total payments will be applied less the deductions.

There is NO TRANSPARENCY on Megaworld’s part as I was not informed on the approval process. I can’t even talk to higher management to appeal my case.

STAY AWAY FROM MEGAWORLD.

We have the same case in Eastwood project called Parkview 2, delayed turnover. Before the turnover we were suprised someone is reconstructing our unit, only to find out that they should work in Parkview 1.

The elevator (made in China) are always out of order. There is no electrical and water meter dedicated to each unit, so our bill is so high (P10,000 plus in 2013, while now 2022 we are only paying P7,000.00 in our duplex type house). The turnover in their administration is very high. There is always a lot of repair ...especially the tiles.

In one instances there is a brownout --- they are borrowing a generator from another building (Central 1 I think). Luckily, we already sold them.

Hi Guys, anyone can help when this so supper big world delay in issuing the title deed for 2yrs, for the past 2yrs there are alot of excuses what parent died, sister got car accident, wife run away, son and daughter suddenly got retarded, heart attacked and another person take over the case, new rounds of same excuses. I really can't imagine, it doesn't reflect good reputation as a nation.

Any experience how to get the title deed from this so big world?

Global Estates Resorts Inc. (GERI) is a subsidiary of Megaworld.

GERI was the developer of Alabang West. Bought a property in Alabang West. Fully paid at turnover including transfer taxes. Been also paying for association dues since property turnover.

Two years from turnover and up until today, I have not received the Deed of Sale and TCT for the property.

I am beyond dismay. In restrospect, I should have researched about Megaworld and GERI before purchasing the lot.

My brother who lives overseas reserved & paid for condo in Manhattan Cubao in Jan 2018..Unit was shown to his AIF after 1 year. Their incompetent Sales agent gave an estimate of the DP to be paid but the amount given was P0.5M short.

Since he got pissed due to the fact that his funds were overseas, he opted to back out to refund a part of P375K he paid after 1 year.

Account Specialist advised us on STEPS to take to apply for refund but after 7 months we received an email that the request for refund was DISAPPROVED by higher mgt due to non payment of dues. Their reasons for non refund is the provision in RROP w/c they do not explain to you. .

Very bad & deceiving service ..that's what you get from MW!

All they want is your hard earned money period..

Now they're selling the unit again & wants more money from the next unsuspecting victim.. SO NEXT TIME ..Read the fine print & better yet ...Don't buy from Megaworld!

Im an suspecting victim as well..its now only that i am reading this..feb.24,2020. They sent me a copy of the supposed contract and yet they do not divulge everything about their messy contract.. Marami silang tagong provisions that they hide from you until the day that you couldnt get out of it.....agent is hiding.....

I am an investor who got bulk units (64 in different locations) in Megaworld trusting them that I will be able to sell my units before 2 years. I have several potential buyers that I brought to their office to meet them and transact with them and they always, not even once, approved my request to sell and transfer my units. They just tell you that they have reached 60%-40% condo ownership ruling for foreign. I am paying so much that they could not even afford to give me reports with regards to this matter. Aside from that their assigned poor property building administration who imposes so many penalties and who always coerce and harass my tenants as if they are *** me of to let go of my units.

There was no proper communication between me and the accnt specialist. Most of the time they dont reply or answer my call. Then they gave me a 209k penalty dahil daw naview ko na yung unit kahit wala naman akong pinipirmahan pa na acceptance receipt dahil my flaws ung unit. As an OFW, I expect na mas magging considerate sila but no. Kaya huwag dito kumuha! Sa iba nalang mag invest!!

Megaworld forfeits payments even if it's against the law. It also makes clients pay a large amount of money by giving them only 7 days to pay the 80% of contract value. It also has units which are not yet turned over even if the agreed turnover period is 3 years ago.

Hi Yes I am in a similar situation with Lafayette Park Square condo in Iloilo. Now 18 months delay on my fully paid up apartment and parking space, and can not get a straight answer from Megaworld on the turn over date.

They are clearly in breach of contract but will not admit it. No emails or phone calls to there clients about the said delays.

When I asked for a full rebate on my purchase, I was told that then I would be terminating the contract and forfeit my monies. Scandalous.

Slow process of document

Customers service worst, you will pass to one person to other person ( six account Specialist ) documentation very slow. Example my contract, Last January I went to Mega world head office in BGC to ask my contract or CBS. So that I can apply for a bank loan. Unfortunately my CBS was lost or missed place according Account Specialist I was spoked to . So we filled out again CBS documents. And we submitted March 8 till now we're still waiting. My lump sum date will on July 30. We constantly follow up by emails. At this moment I was pass to 3 different person account Specialist. WE COMPLY EVERYTHING ON TIMELY MANNER SO THAT TO AVOID ANY DELAY AND PENALTY. I CAN'T BELIEVE JUST TO SIGN NOTARIZE ONE-PAGE OF DOCUMENT IT WILL 2 YEARS....

For an organisation the size of Megaworld, we are extremely disappointed at the level of customer services that you show towards existing clients. We are current investors in the One Manchester place, Mactan Newtown.

Our turnover was meant to be in 2018 yet we were never given any information about the delay. However the organisation will not delay in issuing very high interest payments of monthly payments are over due by a few days.

Upon paying, we have to send numerous emails to obtain official receipts for payments made. This has been a consistent practice since 2015 when we initially started.

With turnover around the corner, we have been hit with some surprise charges such as 50,000 PHP “miscellaneous fee”. I’ve asked numerous times for an explanation for f what this fee is, and for it to be itemised so we know exactly what we are paying for.

All we have neem told is that it’s a standard fee and we have to pay it.

But no clarity on what exactly the miscellaneous fee is covering.

Overall it’s been a very unpleasant experience and I would not recommend dealing with this developer.

Search FB for Megaworld complaints and you will see the level of disaffection from other clients. I wish I had done that before I participated.

We also purchased a unit in One Manchester back in April’16. We never got a single construction update.

The turnover team never sent an email to inform us our unit was completed two months earlier than expected.

Finally their demand for account settlement was emailed in December’19. Now they’re charging us a penalty for failure to turnover back in October’19!

I paid reservation fee for an exec studio unit and asked to upgrade my reservation to a 1 br unit and to change my payment terms from 5%-5% + lumpsums + 80% to 10% - 10% - 80%, and to add a co-buyer. Since the pandemic happened, I also requested to move the 1st monthly amortization period to after the ecq. They approved all the terms favorable to them (the upgrade of the unit and the change of payment terms) but not the additional co-buyer and the postponement of the 1st monthly amortization. My request has been pending with them since the ECQ started in March. My agent said this might be because the office processing the documents are on skeletal staff only. However, it's questionable that they were able to process the favorable terms but not the other requests.

GET THIS! OUR AGENT EVENTUALLY MADE PHONE CONTACT WITH CHRISTIAN REYES. HE STATED THAT HE HAS NO KNOWLEDGE OF THE CO-OWNER WHO MARRIED HIS AUNT, ROSITA REYES. OUR CO-OWNER HAS STAYED AT HIS HOUSE ON SEVERAL OCCASIONS, MET HIS WIFE AND FAMILY AND HAD MANY DEALINGS WITH HIM OVER MANY YEARS.

I only paid 6 months rent at One Manchester Place as I researched the possibility of making a purchase here in Mactan Newtown, Lapu-Lapu. Now, that I know the truth about MagaWorld properties, I can clearly be thankful I wasn’t stupid enough to jump into a major purchase of a condo here in the Philippines.

I find it easy to believe that the less money you have, the more money you want and you will go to any lengths, whether you are MagaWorld or the POS landlord/owner of the property I rented, these people will coerce or deceive you because they have nothing. In my line of work in the US we call it, theft by deception.

Buy a Megaworld property if you are looking for Never ending disappointments

Incompetent staff. I really couldn't count how many times I get pissed off from this company.

First, they said they sent me via mail the CTBS (Contract To Buy and Sell) for signing.

I never received any. But let's say they did sent and let's say I received it. Somebody should have called, text or at least send an email to me following up for the signed CTBS. It's just logical right?

But no one *** cared to follow up.

But before I learned about it, I was asking for the estimate turnover, a year before, the estimated turnover date of 4th quarter of 2016. Nobody can tell because it isn't even topped off yet at that time. Then I regularly asked for it because I am preparing for it as I am working overseas.

I explicitly told them that it's important for me to know way in advance so I could file for my vacation and purchase air tickets early.

I just realized that I am just wasting my time and effort in doing such because it's not how this company operate.

They are changing my account specialists (who specializes on nothing) very frequently.

So you will re-tell your concerns and repeat another set of time waiting for their response.

From the 2016 (last quarter) expected turnover date, I got my notice of inspection 2 years after (Nov 2018).

Unfortunately, there are things that needs to be fixed.

There are actually more disappointing things/events after this but I will not write all of it.

The last one is this ridiculously high "late payment" charge they wanted me to pay.

They're saying that the balance is due and demandable when I accepted the unit.

Yes I agree, but when I accepted it, it was because I have already the bank communicating with them. Not to mention that I did it because I don't want to cause delays as I will be leaving the country.

Unfortunately, the bank is asking for documents which they're not providing on time.

Now, they are demanding 3 post dated checks to cover this late payment charges before they can provide the bank what they were asking.

Im just asking for payment extension but then they are giving me charges for be able to process my request. I read all the comments its all true . I was not able to talk also to their higher ups ! Megaworld (& sister companies: Empire East, Suntrust) doesn't acknowledge the existence of the laws that were made to protect property buyers and the evidences are on their contracts, written and verbal communication. They responded as if they didn't read or hear what I said about the laws.

The government (hlurb & office of the pres.), tulfo, most (if not all) media companies...

are aware about our complaints but they keep quiet & motionless because of ...... Andrew Tan is one of the country's billionaires and he is above the law.

any updates on this sir/ma'am? I am also trying to find a solution to get rid of their "penalties" and somehow get back my down payments. If my unit gets re-opened, they are telling me I won't be able to get any returns from what I already paid!

I was advised not to file hlurb case since it can take years without results and nobody with the same case as mine has gotten a refund yet so the laws that we have to protect buyers with an installment plans are not being followed even if people will file a case, if what he said is true. He said that it is better to file a case in court since the process is faster but the chances are 50/50. Social media protest seems to be the last or only option to some cases.
