HEARTBREAKING EXPERIENCE WITH MEGAWORLD
I am very disappointed with how Megaworld works. I came back to the Philippines with the goal of sorting the issues I have with the 2 units I bought from the Viceroy project without any intention of letting go of the units.
However, they gave me no choice and they just gave the units away to new buyers.
After knowing that the units were already given to another buyer, my account specialist advised me that my only option is to get a new unit wherein I can apply my payments. She further assured me on one of our meetings that there is a high possibility of 100% application if I upgrade the unit that I will be getting. Moreover, I am opting to pay the unit in cash. Just last 27 Dec 2018, I had a meeting with another account specialist, because the one originally handling my account was on leave, wherein she was asking me to sign a release form for the 2 Viceroy units followed by the payment application.
The agreement states that I am instructing Megaworld to apply all the payments net of penalties, fees, etc. In that meeting, I found out that only 70% of my total payments will be applied less the deductions.
There is NO TRANSPARENCY on Megaworld’s part as I was not informed on the approval process. I can’t even talk to higher management to appeal my case.

My brother who lives overseas reserved & paid for condo in Manhattan Cubao in Jan 2018..Unit was shown to his AIF after 1 year. Their incompetent Sales agent gave an estimate of the DP to be paid but the amount given was P0.5M short.
Since he got pissed due to the fact that his funds were overseas, he opted to back out to refund a part of P375K he paid after 1 year.
Account Specialist advised us on STEPS to take to apply for refund but after 7 months we received an email that the request for refund was DISAPPROVED by higher mgt due to non payment of dues. Their reasons for non refund is the provision in RROP w/c they do not explain to you. .
Very bad & deceiving service ..that's what you get from MW!
All they want is your hard earned money period..
Now they're selling the unit again & wants more money from the next unsuspecting victim.. SO NEXT TIME ..Read the fine print & better yet ...Don't buy from Megaworld!

Megaworld forfeits payments even if it's against the law. It also makes clients pay a large amount of money by giving them only 7 days to pay the 80% of contract value. It also has units which are not yet turned over even if the agreed turnover period is 3 years ago.

Worst experience ever. And still ongoing
For an organisation the size of Megaworld, we are extremely disappointed at the level of customer services that you show towards existing clients. We are current investors in the One Manchester place, Mactan Newtown.
Our turnover was meant to be in 2018 yet we were never given any information about the delay. However the organisation will not delay in issuing very high interest payments of monthly payments are over due by a few days.
Upon paying, we have to send numerous emails to obtain official receipts for payments made. This has been a consistent practice since 2015 when we initially started.
With turnover around the corner, we have been hit with some surprise charges such as 50,000 PHP “miscellaneous fee”. I’ve asked numerous times for an explanation for f what this fee is, and for it to be itemised so we know exactly what we are paying for.
All we have neem told is that it’s a standard fee and we have to pay it.
But no clarity on what exactly the miscellaneous fee is covering.
Overall it’s been a very unpleasant experience and I would not recommend dealing with this developer.
Search FB for Megaworld complaints and you will see the level of disaffection from other clients. I wish I had done that before I participated.

Sales Manager Hindering Co-Owner to Sell Because of Family Connection
WARNING TO ALL PEOPLE CONSIDERING BUYING A CONDO FROM CHRISTIAN REYES AKA "JC "AT MEGAWORLD IN THE PHILIPPINES.
RE THE FOLLOWING: I HAVE ALREADY CONTACTED THE MANILLA TIMES WHO WISH TO FOLLOW UP ON THIS PERSON. LOOK FOR THE ARTICLE.
I WISH TO ADVISE ANY PERSON CONSIDERING BUYING A CONDOMINIUM FROM CHRISTIAN AKA "JC" REYES AT MEGAWORLD IN THE PHILIPPINES NOT TO DO SO!!!. MR REYES IS AN UNETHICAL SALESMAN WHO IS CURRENTLY DOING ALL IN HIS POWER TO PREVENT THE SALE OF A CONDOMINIUM I BOUGHT FROM HIM AND HIS AUNT IS A CO-OWNER.
MR. REYES HAD SPECIAL POWER OF ATTORNEY FOR ONE OF THE CO-OWNERS, WHICH HAS SINCE BEEN REVOKED. HIS VINDICTIVE RESPONSE TO THAT HAS BEEN TO REFUSE TO TAKE CALLS FROM MY AGENT IN THE PHILIPPINES WE HAVE ENGAGED TO SELL THE CONDOMINIUM.
HE HAS DENIED ENTRY OF MY AGENT TO THE UNIT. HE HAS REFUSED TO PRODUCE ANY RECEIPTS, BANK STATEMENTS, ETC TO OUR CO-OWNER. HE ALSO REFUSES TO ANSWER EMAILS, TEXTS AND PHONE CALLS FROM OUR CO-OWNER.
GET THIS! OUR AGENT EVENTUALLY MADE PHONE CONTACT WITH CHRISTIAN REYES. HE STATED THAT HE HAS NO KNOWLEDGE OF THE CO-OWNER WHO MARRIED HIS AUNT, ROSITA REYES. OUR CO-OWNER HAS STAYED AT HIS HOUSE ON SEVERAL OCCASIONS, MET HIS WIFE AND FAMILY AND HAD MANY DEALINGS WITH HIM OVER MANY YEARS.
IS THERE SOMETHING CORRUPT GOING ON? ONE CAN ONLY ASSUME THAT IS THE CASE. AGAIN, BE WARNED IF YOU DEAL WITH MEGAWORLD IN THE PHILIPPINES AS ALL IS NOT AS IT SEEMS AND YOU MAY GET BURNED.

Buy a Megaworld property if you are looking for Never ending disappointments
Incompetent staff. I really couldn't count how many times I get pissed off from this company.
First, they said they sent me via mail the CTBS (Contract To Buy and Sell) for signing.
I never received any. But let's say they did sent and let's say I received it. Somebody should have called, text or at least send an email to me following up for the signed CTBS. It's just logical right?
But no one *** cared to follow up.
But before I learned about it, I was asking for the estimate turnover, a year before, the estimated turnover date of 4th quarter of 2016. Nobody can tell because it isn't even topped off yet at that time. Then I regularly asked for it because I am preparing for it as I am working overseas.
I explicitly told them that it's important for me to know way in advance so I could file for my vacation and purchase air tickets early.
I just realized that I am just wasting my time and effort in doing such because it's not how this company operate.
They are changing my account specialists (who specializes on nothing) very frequently.
So you will re-tell your concerns and repeat another set of time waiting for their response.
From the 2016 (last quarter) expected turnover date, I got my notice of inspection 2 years after (Nov 2018).
Unfortunately, there are things that needs to be fixed.
There are actually more disappointing things/events after this but I will not write all of it.
The last one is this ridiculously high "late payment" charge they wanted me to pay.
They're saying that the balance is due and demandable when I accepted the unit.
Yes I agree, but when I accepted it, it was because I have already the bank communicating with them. Not to mention that I did it because I don't want to cause delays as I will be leaving the country.
Unfortunately, the bank is asking for documents which they're not providing on time.
Now, they are demanding 3 post dated checks to cover this late payment charges before they can provide the bank what they were asking.

Megaworld (& sister companies: Empire East, Suntrust) doesn't acknowledge the existence of the laws that were made to protect property buyers and the evidences are on their contracts, written and verbal communication. They responded as if they didn't read or hear what I said about the laws.
The government (hlurb & office of the pres.), tulfo, most (if not all) media companies...
are aware about our complaints but they keep quiet & motionless because of ...... Andrew Tan is one of the country's billionaires and he is above the law.

We have the same case in Eastwood project called Parkview 2, delayed turnover. Before the turnover we were suprised someone is reconstructing our unit, only to find out that they should work in Parkview 1.
The elevator (made in China) are always out of order. There is no electrical and water meter dedicated to each unit, so our bill is so high (P10,000 plus in 2013, while now 2022 we are only paying P7,000.00 in our duplex type house). The turnover in their administration is very high. There is always a lot of repair ...especially the tiles.
In one instances there is a brownout --- they are borrowing a generator from another building (Central 1 I think). Luckily, we already sold them.
I believe you.. There's no transparency.
They operate the way they like. They set the rules and don't care how individual customers suffer.

Hi Guys, anyone can help when this so supper big world delay in issuing the title deed for 2yrs, for the past 2yrs there are alot of excuses what parent died, sister got car accident, wife run away, son and daughter suddenly got retarded, heart attacked and another person take over the case, new rounds of same excuses. I really can't imagine, it doesn't reflect good reputation as a nation.
Any experience how to get the title deed from this so big world?

File a complaint against GERI and Megaworld.
Global Estates Resorts Inc. (GERI) is a subsidiary of Megaworld.
GERI was the developer of Alabang West. Bought a property in Alabang West. Fully paid at turnover including transfer taxes. Been also paying for association dues since property turnover.
Two years from turnover and up until today, I have not received the Deed of Sale and TCT for the property.
I am beyond dismay. In restrospect, I should have researched about Megaworld and GERI before purchasing the lot.
