Horrible management and contractor

This by far is the worst experience for us. On the scheduled day of turnover, they tell us our condo is not yet ready. Then they take us to our place and 1/2 the condo was not finished yet. But they scheduled the turnover. The entire staff and contractor should be replaced. They are useless people who don’t care about anything else but making sure your monthly payment is taken out of your account.

I had the same issue with Megaworld Legrand 2. I paid 2.4M since 2009 to 2012. I stopped paying them because they didn’t finish the condo on time and that was on the contract. I hired a lawyer and the case still going. It’s been 7 years and there is no progress at all. Megaworld wants me to pay taxes for what. I need my money back.

500,000 extra for other charges

Megaworld added 500,000 of other charges to my housing lozn and charge me association dues from the time my condo was built when the property was not delivered yet . They charge me from October of 2018 and my loan got approved in April of 2019 through no fault of my own. Banks can take monthxs to deluver payments. Also they charge me electric bills from October 2018. Until now i cannot do anything on property till association dues are paid. So frustrating. I need my $10,000 back. They make you pay for penalties that its their fault

As per my friend who was working sa MW, magulo po daw talaga sa loob at kulang na kulang ang tao ng back office, but this is not our problem anymore. They have charged us penlaties which is the result of their incompetence and parang hndi alam ng mga accounting ginagawa nila. We boought 2 units which same sa sqm price etc. To end up ang in house financing nun isa isa almost 700k more than the other. So kung wala comparison lusot na sila. This have to stop. Ang yayabang pa ng mga tao nila

I received a call after 11 months I have been paying our condo in Eastwood. Mr Richly Lim stated that our condo unit has been sold to another client. I was very furious to know that. He mentioned that the Finance Office wasn't crediting all my payment to our unit.

to make the story short...I asked to get refund of the total payments. I wrote a couple of emails and exchanged text with Mr Lim and until now...I haven't received any response.

I will try to pursue this issue with "tulfo" (if anyone knows how to speed up this process) please let me know.

Mr. Lim offered to transfer me to another floor/unit, but he stated that the price of the condo will be higher..... How can anyone do this? This company hired bunch of scammers.

Maybe we need to have group chat to talk about how we can get our Megaworld issues resolved. I already went to HLURB & I had a mediation conference with Megaworld representative but she insisted that they won't issue refund despite of the Maceda Law.

HLURB mediator told me that my last option is to file a case in one of HLURB offices. However, I haven't found yet an attorney with expertise in HLURB cases. Please post or comment or send message to the FB page "Megaworld Client Complaints" so I can get your fb name & invite you to join a groupchat. BTW, I also sent email to the office of the president.

They just sent an official letter to HLURB regarding my concern but HLURB ignored it. Nobody from them contacted me about that letter. I tried to follow up from the Office of the President but they just told me to contact HLURB. Megaworld seems to have guts to fool around as they have lots of connections.

There are laws like the Maceda law which is being ignored by MW ("Developer of the Year" awardee for many years). But, if there are many of us who will work together, we might be able to get refund.

we also had a mediation with MW and FOPM handling our condo. We also went to Office of the President first then forward the letter to HLURB.

we've had like 2 mediation already and good thing is we are a lot, i brought my neighbors who are available to join us. Really poor management and low standard ...they are just good with their marketing... how can they be the "developer of the year"?????

they probably bought that award. joined the fb group already...

I had really bad experienced with mega world. Really big disappointed.

I remitted 1mil.

and 2 years delayed my condo to finished. I send one of my friend to check the place, unfortunately this mega world demanding full payment upfront prior to check the place inside, Hoping I can refund my money back.

May I know what is the payment term mentioned on your contract? Presidential decree 957 mentioned that a buyer may get full amount of what he paid for if the developer failed to deliver the condo project according to the approved plans within the time limit and if the buyer gave the developer due notice.

However, even if there's a law like that, MW doesn't care so you might also be advised by HLURB to file a case. Please check your contract if it mentions about paying the remaining balance upon unit turnover.

Reservation Fee Dispute

Horrible experience being mislead by the sales agent of Megaworld. Currently in dispute with credit card company and Megaworld submitted altered documents showing I reserved a specific unit but this was false and was not in my handwriting.

I should not have let the company put my card on hold while I looked at units...

I would warn anyone who is thinking about going to Megaworld to by an apartment. They are very dishonest overall thinking they can take advantage of the people in the Philippines.

I rarely write reviews but im trying to spread the awareness as much as possible so possible victims will think twice before dealing with this company. Please share the word.

megaworld is making a real bad reputation of their integrity, honesty, and word of honor. i have bought a pre-sale condo, and i will follow up on my unit.

it was supposed to have been finished june of 2018, and now?

They are indeed scammers for me and other victims. Since they fail to deliver your unit as per agreement, you have the chance to get full refund IF Megaworld will follow the law (PD 957) or if you will win a case at HLURB.

Please like fb page "Megaworld Client Complaints." We will soon seek help from Mr. Tulfo and others who have helped some property buyers.

is this for One Eastwood Tower 2? my contract also says June 2018 turn over and from what i heard the new turn over date is December 2020. I have paid them around 2.5mil and still no unit.

I agree that's why I think that those MW employees involved are big time scammers or mafia. When a buyer gets late in payment, they easily forfeit all his payment or apply a very high interest.

When they get late even for 2 years in the turnover of unit, they don't pay anything to the buyer and if the buyer will backout before unit turnover due to the delay, they don't want to issue refund and if you'll insist that they should issue refund, they will only give 50% of all your payment. If you'll file hlurb case, there's no guarantee you'll win.

Somebody mentioned that he won a case but MW filed an appeal at the Office of the President. Kapalmuks nila.

Maybe it is best to send them a letter by registered mail or courier who will only give the letter to the addressee & a receipt with his printed name/signature will be sent to you. Or, you can try emailing Ms.

Pati po ba downpayment naibigay nyo na sa kanila? I guess isa sa diskarte nila yun pagdelay sa turnover para magbackout ang buyer at maibulsa nila yun naibayad na o kaya pinaparenta muna nila sa iba yun unit.

I suggest na kulitin mo po by email/call/visit yun property management staff at pati yun nasa Megaworld head office.

Baka naman yun binebenta po sa yo eh hindi naman pala for sale o naibenta nila sa iba o kaya may issues na di pa nila naaayos. O baka yun agent ang may problema.

is there a Megaworld condo owner that their turn over was not delayed ? just asking because i have a feeling that these happened to every Megaworld customers...lots of my friends have the same problem...and what are the HLURB actions on the problems , just wondering, are they of any help ? tried several times to ask the actual turnover and each time i get different answers...are there any means to stop this practice of false advertising in the PH ?

Meron batas na pwede daw magbackout ang buyers kung hindi pa naiturnover ang unit as per agreement dahil sa construction issues o failure sa part ng developer at pwede makakuha 100% refund. Pero, binabalewala nila ang batas.

Kung mangungulit sa MW, 50% lang ang io-offer nila. Kung magpapatulong sa hlurb, di sila tutulong.

Sasabihan lang ang buyer magfile case sa hlurb at walang kasiguraduhan kung mananalo sa kaso At kahit manalo sa kaso, wala din kasiguraduhan kung susunod ang MW sa pagbigay ng 100% refund. Pwede kasi sila umapela pa o i-delay ng bongga ang pagbigay refund kasi wala naman yatang deadline binibigay ang hlurb sa developer o matinding penalty kung di sila magcomply agad.

After 2 straight weeks of constant harassment on our part we are finally signing the contract today. We have called, emailed and personally went to Megaworld.

I think they finally got tired of us and did there job. Keep harassing them

This company is full of red tape. My unit has been paid full and to this date all they do is point to each other or pass me from one department to another. Went to Manila to settle all my accounts and was promised that it will all be settled and that the keys will be provided..I am now back in the States and this people are asking me stupid questions. STAY AWAY

Yes we have bad experience with mega viceroy. Exactly the same problem with turnover. Lucky that I am on top of it and I took care of the bank myself. When we went there this month to check out unit we found a lot of descepancies.Major problem was the flooring tiles and bathroom wall and floor tiles.99% are hallow. And it’s not acceptable for me. We have only 1 yr warranty. I’m time if my fix the tiles will be loose and if ever that you drop something it will break easily so it will be fix in your own expense. While we were there hallway of one of the floor the tile fell and check it the entire wall is hallow and uneven. Hopefully when there an earthquake it will not fall but there is a tendency.Shower drainage is already clogged. So we wasted our vacation just to take care of the condo. What they did was renovate the entire flooring and bathroom. My husband will go back there again to check their work.i don’t know how this building pass the quality control. We are after our safety.its a new building but it seems like I am staying in a low class environment. The building looks dirty. I complaint to the admin and since that it’s still in turnover and fixing the other unit. I’ll accept the excuse. Hopefully next year I can see the difference. One more thing I have noticed that they put a Asian grocery store in there and it makes the place low class. I felt like I’m in binondo. Chairs and table outside. You can compare the place to Venice and the Florence they don’t have that kind of surroundings. Very neat and clean.megaworld should not allow chairs and table outside even in other business establishment I. That area. I hope that we owners can team up to make the place safe and beautiful. We also pay HOA fee to make the surrounding clean and beautiful.

I am just giving this warning to whoever is interested to invest at Megaworld. Think a million times first before you invest at Megaworld.

They had bad reputation when it comes to calls, emails, hidden charges and penalties. They are very inconsiderate and unprofessional. Please think a million times before you invest at Megaworld. Read all the previews and complains, it speaks for itself.

The units when delivered, the materials they used are substandard and there are so many leaks.

They charge you condo dues event hough they didn't give you the keys. They also charge late fees even though you made your payment on time and when you complain, their excuses were always computer generated and they will fix it.Never again , Megaworld you fooled me once but this time I will make sure that I will spread my bad experience to all the people who are planning to buy unit at Megaworld.

Megaworld, awarded the best real estate developer in the Philippines for the last 3 years in a row. Are these complainants telling lies ?

We think MW should get to know what's wrong with them - to rectify all wrongs made against their customers - if they care or simply just close shop. HLURB should clamp down and make MW comply and make corrective action. Just by reading through, it can be concluded that this company has failed in all aspects - compliance in delivering a pain-free residential unit and customer relations It has grown in size to a level of their incompetence., from administration, management and engineering. They are planning to put up the highest residential building in Makati - 52 stories high.

But if their technical expertise has not improved after all these years, another catastrophe is coming...God forbid. Even current projects, we heard are so poorly constructed in terms of labor and materials - leaks all over, floating tiles, cracks, substandard fittings, door knobs, exhaust fans, etc. WHAT ARE YOUR OPTIONS AS A VICTIM ?

1) HLURB - we have yet to hear of a satisfied complainant 2) COURTS - there is hope but ever so slow 3) PRESS - don't bank entirely on major newspapers/TV stations for they are afraid of the income loss from MW adverts. 4) Daring investigative journalists - and Social Media can be better alternatives.

i purchased the unit feb 2017,on the contract we sign turn over is june 2018 april 2018 they send notice for inspection,then we sent person to check the unit.after that never heard from megaworld, after 3 months they sent a demand letter to pay the remaining balance of the total contract price , we never received any confirmation nor notice of turn over and we still have not received the CTBS.so we still working the bank loan to pay the remaining balance but as soon as we get the loan, the acct officer who handled my account said , my account accumulate 5 months penalty already because we already received the unit last april. but we have not receive any notice last april that we accept the unit not penalty notice. now they keep demanding the penalty charges of 5 months amounting alson 200k which is really unfair because its their fault for not issuing any notice . they just sent the CTBS august 30 2018. i demand to waived the penalty because its their fault but still they charge me for that. very disappointing buyer.

Empire east association dues

Just this march association dues have increased without any financial statements provided to the unit owners.The building administration even had a general assembly way back 2016 without informing the unit owners.The unit owners even invited the property manager in their meeting last July of 2018 this year but she didn't attend.The issues of security and increase in association dues were not addressed.Now they provided the unit owners set of rules and regulations without even consulting or informing the unit owners.Several attempts have been made to contact them but they never responded.Now empire east is planning to have a general assembly on October 27 however they haven't addressed any of the unit owners concerns and issues.

Back in October 2017, We decided to buy a condo unit at a pre-selling price, Our signed contract says that we will pay the first 20% of the Unit's total contract price within 48 months, and pay the rest in the 49th month... and we are also promised that we can move in once the unit is already built...

then came the day that the unit was built, they then sent us an e-mail saying that we should pay all the remaining balance and gave us only three options: 1) Outright payment 2) Bank Loan 3) In-house payment, so we contacted them and disputed this, in response they just gave us another option: that we will continue to pay 48 months (that is worth 14K plus), but we are not able to move in and we should also pay the condo's monthly maintenance fees...

Currently we are insisting on the payment term that we have signed and agreed upon in the beginning, and if they would not comply we will demand for a full refund... we will know their decision this Friday (October 25, 2018)

I am in a very similar situation . I just got an email demanding a full payment for clearance for turnover.

I did not expect this as my signed contract says 48 months of payment and the remaining balance after . And I was promised too that I can move in as long as I have 10% in equity. Now they are suddenly demanding full payment as the turnover is coming.

It is such a trap! Never deal again with a dishonest company.

That is not right. You would only pay the association dues once they turn over to you they key and only if you sign Acceptance Receipt.

My advice is that do not sign the Acceptance Receipt if the unit is not yet ready, if you dont have yet the keys and if you dont have Move In Clearance yet because they day you sign the acceptance receipt is the beginning of the Association Dues. If megaworld do not follow the contract. You can go to HLURB and file a case. Do not go under mediation coz its a waste of time.

You do not need a lawyer just get the format of the paper and have it notarize. Before you file a case make sure you have all the proofs like copy of ctbs and statement of account or official receipts. So better go to megaworld first and get the updated statement of account. Do not tell them that you will use it in hlurb otherwise they wont give it to you.

You dont need a lawyer in the hearing.

Just show your proof of your payment and that you complete atleast 24 payments including reservation and down payment Just be patient. It would take a lot of time but its better than nothing.

Hi, Harleys! Last month, my mom was told by a staff of HLURB that we don't to fill up the form anymore and we just need to bring an attorney with us.

I don't know if they have changed their procedures since I went there last May & was given the form to be submitted upon filing a case.

Because of what you said, I'll have my mom call them again since they haven't responded yet to my last email. BTW, were you able to get a refund after doing all those that you mentioned?
