Poor Parking Management at Venice Grand Mall

This review is more of a complaint. I have been parking at Venice Grand Canal Mall basement parking for over 2 weeks using a motorcycle. I'm on my way to parking by 7:05 AM to 7:10 AM +-. It is always like a very long queue between this time to 8AM. Imagine spending 30 mins instead of already reach home after work. Hope you can do better.

Preferred solution: Resolution to speed up the process of collecting parking fee thus saving your customers valuable time. Spending 30 mins or more on parking queue is something not acceptable if there is a solution.

User's recommendation: Don't park your motorcycle if you will be out going home between 7am to 8am.

I'm writing this review to share my harrowing experience with Megaworld Corporation and to caution others against purchasing property from them. My journey, filled with disappointments, frustrations, and lost time and money, began in May 2023 when I purchased a 3-bedroom unit in Uptown Parksuites Tower 2, expecting a smooth transition and a new chapter in my life.

Instead, it turned into a nightmare that I urge potential buyers to avoid at all costs.

Timeline of Unfulfilled Promises and Poor Workmanship:

* May 2023: Purchase of a ready for occupancy 3-bedroom unit was made with an anticipated turnover date of September 15, as confirmed by both the agent and manager in writing.

* September 4: Relocated from the US, shipping all furniture and personal items in anticipation of the new home.

* September 15 - November 28: The promised turnover was a cascade of delays and unmet deadlines, starting on September 15. Despite being given multiple completion estimates, the reality was far from satisfactory. When initially viewing the unit on October 2, numerous defects were evident: incorrect mirror size in the master bathroom, a leaking ceiling in the master bath, a broken AC in the master bedroom, a wood worm infestation in the maid's room, and leaks in the guest bathroom. These issues were only the beginning.

* October to November: Despite repeated meetings with customer service and engineering, and several attempts to repair the damages, the issues persisted or were inadequately addressed.

The leaking problem not only remained unresolved but worsened, spreading to multiple rooms. And even new leaks appeared by the end of November.

* Financial Inconveniences: To add insult to injury, a post-dated check was deposited without authorization on January 5, despite the official request for cancellation on November 24 when I was assured that all remaining post dated checks would not be deposited.

* Refund was finally received on January 30, 2024 after persistent, almost daily contact with customer service.

Bottom Line:

Megaworld Corporation's handling of this situation has been nothing short of a disaster. Their properties are grossly overpriced for the quality provided. The building materials and workmanship are subpar compared to other properties, and the infrastructure is failing.

The repeated delays, poor communication, and inability to effectively address and repair defects have showcased a lack of professionalism and respect for clients.

After enduring months of stress, inconvenience, and unfulfilled promises, I strongly urge anyone considering purchasing property from Megaworld Corporation to think twice. They have proven themselves to be unreliable, with a glaring disregard for quality and customer satisfaction. My experience serves as a cautionary tale to others who might be enticed by their offerings. Buyer beware Megaworld Corporation is not worth the risk.

*Tip if you still choose to purchase a Megaworld property: Given the severity and persistence of water leaks in my unitwhich Megaworld Corporation repeatedly failed to resolveI strongly recommend investing in a thermal water detector camera.

This tool can be invaluable in identifying active leaks that might otherwise be dismissed or overlooked by developers or their representatives.

Detecting such issues early can save you from the potential damage and hassle I faced, and provide concrete evidence should disputes arise about the condition of your property. It's a small investment that could protect you from significant inconvenience and potential damage, especially when dealing with developers who may not be forthcoming about the quality of their construction.

Random hefty assessments implemented by Megaworld appointed Property Management FOPM, utility disconnection for questioning dues

We have a unit in Venice Luxury Residences, McKinley Hill and recently received a utility disconnection notice, supposedly because of an unpaid Special Assessment. The assessment is being collected for RPT- Buildings and Machineries.

All regular taxes are covered by association dues, so it's shocking that there's a one time special assessment for it on top of our association dues. Apart from that, this was never thoroughly discussed or approved in a membership townhall. I am being bullied with a utility disconnection because of this even if all my utility and association dues are paid. If I decide to accept this dubious assessment and pay after my utilities have been disconnected, I have to pay a charge to have them reconnected.

All this f*ckery despite a lack of transparency, explanation and the proper authority and signed documentary notices to implement such dues and disconnections.

It would be easy to say that this is feedback towards the Property Management and the Board of Venice Luxury Residences instead of Megaworld, but the property was never turned over to a Board of elected unit owners and is still being run by Megaworld. Our invisible Board is still composed of Megaworld and FOPM (property management arm of Megaworld) employees.

Warning people not to be tempted by Megaworld’s Marketing Strategy

Savoy Mactan Condotel- Being marketed as worry free investment. First Predicted income when they were marketing was Php 300,000.00 for one unit for the first year after full payment. Actual income received Php 260.00 and that is given after 7mos

Im looking to join other people affected by their scam who are taking action as this is unacceptable.

They do not deserve even a single star.

Not to mention that the daily delivery of portable water to the Savoy Property by tanker truck that don’t have proper exhaust mufflers from the pumps that push the water into the building. These trucks sits between One Pacific and Savoy right next to the entrance to Savoy.

It’s like they don’t care that you’re there helping their economy.

I could hear them, saying if you don’t like it, go back to your country. (USA) This place is a dump.

After reading different reviews, I'm leaning towards cancelling the purchase.

Horrible developer appointing own incompetent property management

The experience of investing with Megaworld just goes downhill once you've paid for the unit. No after sales service; doesn't deal with complaints in a timely manner yet implements hefty penalties; sub-par buildings with issues surrounding water supply and rates, leaks and no proper waterproofing, little to no air flow, exhaust system that makes your unit smell when your neighbor is cooking, thin walls that allow for you to hear your neighbors, no proper 2-way intercom system, smelly sewage each time it rains, security issues, facilities that aren't well maintained, mistakes in paperwork and registrations, not registered with license to sell; unresponsive property management AND board (comprised of Megaworld/FOPM employees) who just find excuses and are in denial instead of addressing very real issues. Horrible HORRIBLE experience I wouldn't recommend to anyone.

Cant understand why people would invest in something without doing a little research. Its clear from the bad reviews that a red flag is warning people about the fundamental issues of the company and I wouldnt touch it.

I invested in them 15 years ago even before published reports and reviews of all the shady things going on. But nowadays, even if there are a lot of complaints, majority of negative reports online are wiped clean.

It's also a rude awakening to know how much information you actually need to know and look into before buying from any developer.

You assume that a large and reputable company would have all these things in order and will have honest business dealings to protect their reputation. Such is not the case with this company.

Not worth the stress and the headache

It took Megaworld so long to turn over Property Titles and yet we were already being charged association dues even before we were given our Title. Then we noticed that there were errors on the Master Deed (and on annotations on our Titles).

We contacted Megaworld and brought this to the attention of our Property Management, a subsidiary of Megaworld. We were completely ignored for several years. Later, they collected a special assessment for what they claimed were unpaid taxes on land for 4 years that they "didn't know about".

When we asked about the inconsistencies and discrepancies in the documents they provided since the amount being collected was rather significant, they kept refusing to explain expecting us to just trust them and even threatened to disconnect water supply and place a lien on our property if we refused to comply. I learned that this was also something (same exact reason for special assessment) they did to our friends who live in a completely different Megaworld building neighboring ours.

One key thing to look into with unpaid back taxes is whether the property titles of the common areas (building, land) have been transferred to the Condo Assoc. Ideally once a Condo Assoc is registered, the papers for common areas are meant to be transferred from developer to the Condo Assoc. But since the HOA are infiltrated with non-owners and employees from Megaworld companies, this is rarely done and Megaworld retains ownership (on paper) of the properties.

Unfortunately your story is not new. Megaworst does not care about there customers. Once you purchase the unit they no longer care and will do everything in there power to bankrupt you with all there fees and penalties.

Absolutely horrific experience with this developer and their subsidiary property management FOPM

If I could give a zero rating I would. Unit was subpar in quality (poor air circulation, leaks, poor water pressure, drawer handles that rust after a year, walls so thin you can hear your neighbors) and was underwhelming considering the amazing sales pitch and showroom.

Not only that, my wife and I were surprised to learn that Megaworld and its subsidiary property management company retain complete control of all matters and trap unit owners into excessive and ill-executed collections to repair or correct the poor quality building. If you oppose or bring up inconsistencies (especially to do with property declarations, taxes, and elected board), they treat you poorly and implement ballooning penalties and utility disconnections to bully people into paying questionable dues. The cutting off of water and power was carried out even during the pandemic even if this was expressly not permitted under Bayanihan Acts.

They find every excuse for every discrepancy and never hold themselves accountable nor make things right unless you just surrender to their corruption and allow yourself to be take advantage of. Never again.

Bought a condo unit (pioneer woodlands condominium) from its property developer (Empire East), not knowing that it does not have license to sell. What was supposed to be our dwelling after our wedding, we had to stay to our parents houses after years getting married due to several years of delay in construction/turnover. There is forever after all, construction is still on going after so many years.

Megaworld is the most unscrupulous company I hade ever dealt with . Through the years I made my payments . If you were Ever late they would charge late fees etc and sending pretty nasty notices . I paid all my dues . Flat was delivered close to three years late . I made full payment . Waiting two years for my title deed . They have still not handed it over . We cant sell the unit due to this. We keep paying monthly dues . They are u reliable stay away from them

Stole my money

During the Pandemic I was unable to send money for my payments as I was stuck in Vietnam. There was a law in the Philippines at the time preventing companies from demanding payments. They ignored this law and added penalties worth more than what I had paid off. Project is now 2 years overdue and not close to completion. They profit off misery and aim to resell your property, pocketing money along the way. Its an immoral Ponzi scheme company led by government corrupted *** DO NOT have anything to do with this mafia. So many people I know have been screwed by them.

I think this is across the board with other First Oceanic Property Management (aka Megaworld's subsidiary PM) managed properties. It takes months for them to respond to issues and are quick to implement penalties even when any penalties are due to their delay and lack of response.
